Vitalis Acquires Off-Market MOB for $7,050,000 in Columbus, OH.

The transaction closed on September 15th, 2022.

Vitalis acquired a 19,210 SF Surgical Dermatology and ASC facility located at 428 County Line Rd W, Westerville, OH 43082.  The building sold for $7,050,000 or $367 / SF.  The Tenant, Qualderm Partners, occupies 100% of the facility on a long term NNN lease.  The purpose built facility offers Moh’s & reconstructive plastic surgery as well as dermatology services.  The surgeons who sold the building to Vitalis recently made capital improvements including a new roof and parking lot.

“Qualderm’s Westerville location serves patients all over central Ohio resulting in exceptional patient volumes” says Managing Director Elliot LaBreche.  “Additionally, we are bullish on the Columbus metro as the region attracts significant high tech manufacturing investments in the semiconductor and EV battery industries.”

Vitalis is poised to grow in the region with two more assets under contract and closing in Ohio in 2022.  The firm plans to accelerate the pace of acquisitions in Top 50 metropolitan areas as sellers begin to accept lower valuations as a result of economic uncertainty and volatility in the capital markets.
